The only negative reviews I ever see for Ron's system are always the same -- from people that didn't use it. Yes, it's expensive, and yes, he tries to sell you more and more. He's in business to make money -- if you don't want to buy it, don't. I spent over $40,000 on his courses, which seems like a lot, except that I made all that back and more on my first deal. The only difference was that I DID what he said. Now, it's all I do.

Valid Information/Difficult in Reality

I saw Ron Legrand live two times before I ever thought to research his cashflow system. I heard the pitches both times for his three-course cashflow system for $1200-1500. He then followed up with his pitch for the three day bootcamps for $5000-8000. These parts of Ron Legrand's business I didn't like, however I finally bought the cashflow system for a discount on a popular auction website and was happily surprised. To clarify, what I bought was his three course system: Wholesale Retail course, For Sale by Owner course and Lease Option course. (not the Cashflow generator) I uploaded the CD's to my iPod and have listened to the first two of the three courses in my car on the way to work. I have been a mortgage broker for six years, so I can attest to the validity of many of the concepts, especially the financial concepts. Ron Legrand is very detailed, especially in the FSBO course. The concepts are relatively straightforward, but you MUST become comfortable with talking to people about their houses. The business is 90% talking on the phone. Ron constantly stresses that you will not make any money unless you start making offers on houses. No offer, no purchase, no sale, no profit. My personal experiences: the house I live in was bought with Ron's techniques. It was a bank-owned property that I optioned and eventually bought to live in. I had coordinated the financing on several FSBO transactions in the past in my job, so talking to the REO dept at the bank was easy, but the negotiating was tough, which is why I originally optioned the property instead of buying it. After the house sat on the market for another six months, I got a better price. I bought it for $268k with an appraised value of $322k. I also bought it with a marketable loan on the house in case I wanted sell, I can sell it FSBO and offer owner-financing to the buyer with a wrap-around mortgage. Don't fool yourself, putting the concepts to work is very hard work. It take guts, especailly in the wholesale retail course. It just sounds hard to offer someone 50-60% of the after-repaired value of someone's home without insulting them. And after you get the house, now your have spend more money and time fixing it up. Ron does say that it could take 20-30 offers before it makes sense for a seller to accept your offer. We will see. One thing I don't like: Ron talks about the cost of repairs like it is still the early 90's. I don't know of a place you buy a $100 window. Not any more. If you can translate to today's costs, the underlying methods are fine. Antother thing I like is that Ron talks about where to find the money for your deals. He hates using banks. I guess I went against his advice on my house, but bank financing is what I am currently comfortable with. Good luck if you try this course.

Not Worth The Effort

The initial conference gets you all pumped thinking that this is the one. They sell you a 2 day seminar and a set of material for 1700$ with a 30 day money back guarantee. They promisse to cover all the details in the purchased seminar and how to make loads of money. At the paid seminar they pulled the same thing. They only briefly cover on how to make money on the pretty and ugly house system. They say that if you want to get more details on either systems, you will have to pay somewhere around 5,000$ for each course. There they would cover in more detail how to look for the hidden gold nugets. Needless to say I did not fall for the 5,000 dollar scam and decided to get my money back. I sent the materials back and received my money back 6 months later. This is a money scam and it is not worth the effort.
